Fountain Hills is a blossoming community, home to approximately 23,000 people, and located "just over the hill" from metro Scottsdale.

Comprised of approximately 12,000 acres, the town size is limited due to geographical barriers such as the adjacent McDowell Mountains, and surrounding land owned by the State of Arizona and various Native American Communities. Thus, we will always be able to maintain our atmosphere of a "hometown community" while still having access to the convenience of the large metro area just minutes away.

  • COMMUNITY- Fountain Hills is a planned, family oriented community established in 1970 by McCulloch Properties (now MCOP, Inc.) Before 1970, the area was a cattle ranch and was part of one of the largest land and cattle holdings in Arizona. It was purchased by Robert McCulloch in the late 1960's and designed by Charles Wood, Jr. (designer of Disneyland in southern California). The centerpiece of Fountain Hills is the world's tallest man-made fountain, a focal point that attracts thousands of visitors each year.
  • LOCATION - Northeast Maricopa County, Arizona, adjacent to the eastern city limits of the city of Scottsdale. It is accessed by Shea Boulevard and AZ State Route 87, the "Beeline Highway." Distances are 30 miles from downtown Phoenix and 12 miles east of Scottsdale Road via Shea Boulevard; and 17 miles north of the cities of Mesa/Tempe via Route 87.
  • GEOGRAPHY - Rolling foothills of lush natural desert located on over 12,000 acres of land and bordering northeast Scottsdale, Fountain Hills is surrounded by the 2,800 foot McDowell Mountains on the west, the Fort McDowell Indian Reservation on the east, the Salt River Indian Reservation on the south and by the McDowell Mountain Regional Park on the north. Elevation is 1520 feet at the fountain, 3000 feet on Golden Eagle, 500 feet above Phoenix.
  • CLIMATE - Characteristic of the desert southwest with mild winters and hot summers. December mean temperatures are 65 degrees high and 35 degrees low. The mean high temperature in July is 104 degrees and the mean low is 75 degrees. Average annual rainfall is 14.5 inches.
  • DEVELOPMENT - Over 9,000 acres platted and zoned into 5,900 residential acres, 325 commercial acres, 57 business park acres, 500 recreational/open space acres and 1,600 acres of roads and streets. New plats are in various stages of planning.
  • BUILDING PERFORMANCE - As of May, 2005, Fountain Hills had either completed or had under construction 12,295 residential units. There were over 175 commercial building and nine industrial buildings. Five school complexes and fourteen churches have been built.
  • COMMERCIAL PERFORMANCE - Fountain Hills is home to more than 500 businesses; Accountants, automotive services, banks, beauty salons, bed and breakfasts, cleaners, convenience stores, drug stores, electronics store, fitness centers, florists, gift shops, guns shop, hardware stores, hotel/motel, insurance agencies, ladies wear shops, lawyers, printers, realtors, restaurants, stationery stores, television repairs, supermarkets and video rentals.
  • POPULATION - According to the 2003 census, the population was 22,105 with an estimated 3,000 to 4,500 seasonal and/or part time residents. The median age of year-round residents is 46 and the average household size is 2.6 people.
  • SCHOOLS - McDowell Mountain Elementary School serves grades K through 2 and Four Peaks School serves grades 3 through 5. Grades 6 through 8 attend the Fountain Hills Middle School which opened in its new location in the fall of 2002. Grades 9 through 12 attend Fountain Hills High School. The student enrollment was approximately 2,600 students in May 2005. Students in the community have performed well when compared to others in Maricopa County, AZ and the country, based on 2002 Stanford-9 test scores. All of the schools have been recently remodeled and upgraded with the latest computers and technological equipment. In addition, the Fountain Hills Charter Public Montessori School serves grades Pre-K through 8. There are also eight licensed pre-schools in the community.
  • CHURCHES - Assembly of God, Baptist, Christ's Church, Latter Day Saints, Lutheran, Methodist, Missouri Synod Lutheran, New Life-Christian Fellowship, Presbyterian, Roman Catholic and United Brethren all have churches in the community. Other religious groups holding services are the Bahai Faith and a Jewish congregation.
  • HEALTH CARE - Fountain Hills has two primary health care centers, one affiliated with Mayo Clinic and one with Scottsdale Memorial Hospital. Both are staffed with physicians and nurses. The Fountain Hills Medical Clinic has a doctor and nurse on duty and offers both appointments and walk-in care. Mayo Clinic-Scottsdale is just one mile west of the community and four major hospitals are within 20 miles. Ambulance and medical helicopter services are readily available. Dentists, orthodontists, counselors, chiropractors, physical therapists, ophthalmologists, optometrists, and podiatrists have Fountain Hills practices.
  • RECREATION - Golf: Sun Ridge Canyon, 18 holes, 6,700 yards, par 71. Open to the public. Places 42 among top U.S. Courses. Desert Canyon Golf Course, 18 holes, 6,415 yards, Par 71. Open to the public. Golf At Eagle Mountain. 18 holes, 6,755 yards, Par 71. Open to the public. Firerock Country Club, 18 holes, private gated golf club community. Tennis: Copperwynd is a private tennis and fitness oriented resort facility with a 24,000 square foot clubhouse, 9 tennis courts, 2 swimming pools, resturaunt, fitness, health and spa facilities. Four lighted public courts are at Golden Eagle Park. Also, four lighted courts are at Four Peaks Park, open to the public after school hours. Other: Lighted athletic fields and a basketball court at Four Peaks Park; Two basketball courts, lighted soccer field and softball fields, volleyball courts, playground and picnic ramada at Golden Eagle Park. Fountain Park has a playground area and 32 acres for picnics, games, and events. Walking, jogging, and bicycling are popular past times around the park. The Community Center is headquarters for civic, cultural, and social meetings, and activities for all ages. In addition, the town has a community theater. There are two privately owned fitness centers and a 24 lane bowling alley with snack bar and lounge. Desert Vista Park has one of the town's most used amenities; The Off Leash Recreational Facility allows owners to let their dogs run free and includes plans for recreational courts.
  • CLUBS AND ORGANIZATIONS - Just about something for everyone - American Legion, Arts Council, Art League, Boy and Girl Scouts, Boys and Girls Club, Civic Association, Community Chorus, Community Theatre, Bridge Clubs, Knights of Columbus, Friends of the Library, Little League, MSLB Baseball League, Co-ed Adult Baseball and Softball Leagues, Lions and Lionesses, Men's and Women's Clubs, PTA, Rotary Club, Soccer League, Veterans of Foreign Wars, - plus golf leagues, bowling and softball leagues, youth groups and more. There also is a very active Chamber of Commerce.
  • UTILITIES AND SERVICES - Electricity is provided by Salt River Project; telephone by Qwest; cable by Cox Communications; water by the Chaparral City Water Co.; and sewer service by Fountain Hills Sanitary District. Two private companies contract for trash disposal service. Natural Gas available in some areas, furnished by Southwest Gas Co. Law enforcement is the responsibility of the Maricopa County Sheriffs Office and the Town Marshal's Department. Fire protection, ambulance and paramedic services are supplied by the Rural Metro Fire Protection Co. under contract to the Fountain Hills Fire District.
  • GOVERNMENT - Incorporated in 1989 and governed by a Town Council elected for four years with a Mayor elected for two years. Departments include Town manager, Clerk, Magistrate's Court, Development, Building and Street Department, Planning and Zoning commission and Parks and Recreation Department. The Sanitary and Fire Districts are separate entities with their own citizen elected boards. Maricopa County is responsible for the library and flood control.
  • TAXES - The 2004 property tax rate was $10.23 per $100 of the assessed valuation. Owner occupied residences are taxed at 10% full cash value as determined by the Maricopa County tax assessor.
  • PROPERTY PRICES - Single family homes are typically priced from $350,000 to the millions. Multi family units typically start at $225,000. Lots are priced from $225,000 and up.
